Case Study One

Karen, a Landlord in South West London came to us early in 2010 because she couldn’t sell or

Case Study Two

Simon, a Landlord owning multiple properties in West London for several years came to us
because he was having trouble with rental voids and destructive tenants. He self managed his
properties because of previous bad experiences with letting agents. One particular set of tenants
had not been paying their rent for some time resulting in cashflow problems and missed mortgage
payments. When Simon asked the tenants to vacate the property, they did but only after leaving
several thousand pounds worth of damage to the house. When Simon contacted Landlord Help
Now he was trying to cope with a property that needed a considerable amount of money spent
on it before it could be put back on the rental market and the bank breathing down his neck
demanding that he pay his overdue mortgage payments.

Landlord Help Now provided a solution that took care of all Simon痴 problems. We agreed
to pay off Simon痴 previously missed mortgage payments (」2,000) and to pay Simon痴 future
mortgage payments each month on time. On top of this we were able to give Simon a monthly
cash amount to help compensate his previous cashflow. We also completely redecorated and
repaired the damage caused by the troublesome tenants.
In return Simon granted us the option to purchase his property at the full 2010 market value in
10 years time, when we would pay off his remaining mortgage and Simon would receive the net
balance.
